How much does a home inspection cost?
At CGI, I know I charge more than some home inspection companies in the Columbia River Gorge area. Why? I charge more because I spend more time inspecting and writing high quality detailed reports, I use the best tools and technology available, I use the latest and most advanced software available, I am very well trained and detail oriented which will make a difference as you purchase your new home.

Payment can be made online with a credit card thru the link in your inspection confirmation email. We also accept cash or check. If you would like to pay with Venmo, Zelle, Cash App or PayPal simply contact us after you schedule your inspection so we can send you the payment request.
ADUs, Duplexes, Triplexes and Multifamily Homes
The pricing for attached ADUs, duplexes and triplexes is based on the total square footage and the number of units in the property. To get the proper pricing, start by pricing the total square footage of all of the units and then add $100 for each additional unit. For example, an 1,850 total square foot duplex would be $450 based on the single family home pricing plus $100 for the additional unit or $550 total. Please contact us for a custom quote to get pricing for multifamily homes with more than three units. Detached units with their own address are priced separately as single family homes.
Pre 1950 Homes
For the inspection of homes built between 1910 and 1949, an additional fee of $75 is added. For homes built prior to 1910, an additional fee of $100 is added. This fee helps cover the increased costs associated with inspecting older homes including additional inspection time and difficulty, to provide you with a thorough report.
Single Component or System Inspection
We are available to inspect a single component or system for $195. If you have questions or concerns about a single component such as the roof, attic, siding or crawlspace, we will inspect it according to our standards of practice and report on the condition.
Military/First Responder Discount
If you are active duty military, a veteran or a First Responder (police, fire, EMS) then I want to say Thank You by providing you with a $50 discount on your home inspection. Use the coupon code "HERO" when scheduling your home inspection online. I ask that you verify your status as a "HERO" at the time of the inspection.
Please schedule your inspection based on the home’s actual square footage. Fees may be adjusted if the home to be inspected is not as scheduled.
Home inspection appointments can be canceled or rescheduled without penalty if the inspector is notified with at least 48 hours notice. Appointments cancelled or rescheduled with less than 48 hours notice are subject to a $200 late cancellation fee. To cancel or reschedule your appointment, please call me.
I am available to verify that defects uncovered in my inspection have been properly repaired and to re-inspect areas that were inaccessible during the initial inspection. Please call or email to schedule your re-inspection. Re-inspections are $195 per hour with a 1 hour minimum.
